Fire Risk Assessments -
Q: Who actually visits my property?
A: A designated "Competent Person" from our team. We match the assessor’s specific expertise to your building type (e.g., residential, industrial, or commercial). You will be notified of the assessor’s name and ID credentials prior to their arrival.

Q: Is a Fire Risk Assessment a one-off event?
A: No. Under the Regulatory Reform (Fire Safety) Order 2005, a risk assessment must be "reviewed regularly." We define "regularly" as annually, or immediately if there is a significant change to the building (e.g., structural alterations, change of use, or a significant increase in occupancy). A report older than 12 months may not stand up in court.

Q: I rent out a small HMO (House in Multiple Occupation). Does this apply to me?
A: Yes. If you are the landlord of an HMO, you are the "Responsible Person" for the communal areas (hallways, landings, kitchens). You must ensure these areas are fire-safe, that escape routes are clear, and that detection systems are working. Domestic smoke alarms are rarely sufficient for HMO compliance; you generally need a Grade D or Grade A system (BS 5839-6).

Q: Who is liable if a fire occurs?
A: Liability rests with the "Responsible Person" (usually the business owner, employer, or managing agent). If negligence is proven—for example, a lack of training or an outdated risk assessment—you face unlimited fines and potential custodial sentences. Our services are designed specifically to demonstrate your "Due Diligence" and mitigate this liability.

Q: Can I just download a template and do the Risk Assessment myself?
A: Legally, you can—if you are a "Competent Person." This implies you have sufficient training, knowledge, and experience to identify technical fire risks. If you miss a hidden void or a non-compliant fire door and a fire occurs, your self-assessment will be scrutinised by the courts. We advise against self-assessment for anything other than the smallest, simplest premises.

Q: Do you install the extinguishers?
A: For standard orders, we supply the units and brackets for wall mounting. This is a simple handyman task. However, if you require a "Commissioning Certificate" (often required by insurance companies), we can arrange for an engineer to visit, verify the installation, and tag the units.
